Crosswoods Homeowners' Association

Crosswoods began with one of the rarest and most beautiful sites in the area, 88 acres of rolling hills and woods, leisurely traversed by Arcade Creek, on Auburn Boulevard near Greenback Lane.  It's located in Citrus Heights, just northeast of Sacramento, on your way to the mountain scenery of northern California.  

The location and characteristics of Crosswoods makes it a very unique development and the only one of its kind in All of Northern California.   Crosswoods offers its residents a place to rest, relax, reflect and in many cases retire!    

The homes are cluster townhomes with common green areas.  There are 451 homes within the 88 acres at Crosswoods.   The homes were developed in eight (8) phases, with the first unit built in 1972 and last in 1986.  

They are situated in spacious cul-de-sac's which branch off the main access loop.  The single road philosophy, with absence of cross-streets, eliminates through traffic in the living areas.  Each home has access to common naturally wooded or landscaped areas, which are controlled and maintained by the Homeowners' Association.  There is also guest parking on each street and a storage area for recreational vehicles.

The Annual Fire Insurance premium is paid by two separate assessments.   For 2008-09 it amounted to a total of $300 .

The Homeowners Association dues are currently $303 per month. 

There are three (3) swimming pools, one near San Dimas Court & Crosswoods Court,  The other near the Office at Crosswoods Circle, & the last at  San Felipe Court.

There's about one & a half (1  1/2) miles of paved & lit walking paths.

Full time Management with an onsite Office. 

Basic Digital Comcast Cable, which includes the digital box & remote.

Roof maintenance & replacement provided.

Exterior siding repair and replacement provided.

Deck repair and replacement provided.

Exterior painting is scheduled every seven (7) years.

Landscaping of all areas, excluding decks and courtyards.

Private roads and driveway maintenance are also provided.
